Booking Terms and Conditions
Last updated: 18 October 2026
1. Your accommodation provider
ADLIV Host Limited (ADLIV Host, we, us) is the accommodation provider for direct bookings with us on adliv.co.uk. We are registered in England and Wales, company number 12984193, with registered office at 6 Blenheim Court, Peppercorn Close, Peterborough, Cambridgeshire, England, PE1 2DU.
Contact info@adliv.co.uk or 01843 261600. These terms explain our general booking arrangements. Read them with the particular property description, rate, house rules and documents supplied before you commit.
2. Which arrangements apply
Facilities, capacity, pets, parking, accessibility, checks, monitoring, deposits and cancellation terms can vary by property, rate and booking channel. The specific arrangements agreed before booking form part of your booking documents. A later confirmation or website change cannot unilaterally add an undisclosed charge or retrospectively replace agreed terms.
For Airbnb, Booking.com or another platform booking, use the booking, payment and cancellation arrangements accepted through that platform. This website does not retrospectively replace them. Mandatory legal rights always apply.
Tell us before booking if a feature is essential, including an accessible layout, separate beds, parking for a work van or permission for a pet. Do not assume all properties offer the same facilities. Assistance-animal requests are considered under applicable equality law.
3. Enquiries and booking confirmation
An enquiry, availability search, quote or acknowledgement of a request does not by itself reserve accommodation. Your booking becomes binding when we issue written booking confirmation by email or the relevant booking platform. An instant-booking route must expressly confirm the booking; a receipt acknowledging a request alone is not confirmation.
The confirmation identifies your property, dates, party, agreed price and booking arrangements. Check it promptly and tell us about errors. If we cannot accept a request, we will explain this and return any payment taken for the unaccepted booking. We will not substitute another property without your agreement.
4. Lead guest and permitted use
The lead guest must be at least 25 years old when booking, have authority to accept the booking arrangements for the party and provide accurate information. Only the agreed overnight guests may stay, within the property’s maximum occupancy. Share the house rules and arrival information with your group.
Visitors, changes to the party and extra overnight guests require advance agreement; any charge must be disclosed and agreed. Do not sublet, transfer or advertise the accommodation to others without our written agreement.
Holiday bookings are for the agreed holiday use. Contractor, company and other work-related stays must be identified and agreed as such before confirmation, with any separate business or longer-stay conditions recorded in writing. Holiday-only conditions do not automatically describe a business stay. The legal status of a stay depends on the law and its circumstances; nothing here removes statutory tenancy, housing or consumer protection.
5. Prices, payments and company bookings
The total price before you commit includes unavoidable charges and applicable taxes. Optional extras, pet fees, parking charges and other additions must be explained and agreed. An example charge in general information is not a charge for your booking unless disclosed and agreed.
For direct bookings, the standard Hostfully payment setting is 100% at booking, unless a different schedule is expressly agreed and presented before you book. Your booking documents state the payment method, amounts and due dates. Platform bookings follow their accepted payment arrangements.
If payment is overdue, we will contact you and explain what is needed and the applicable deadline. Any cancellation or retained amount must follow the disclosed arrangements and applicable law.
For company bookings, agree the company name and invoice details before confirmation. Weekly/monthly arrangements and extensions depend on the quote, property and availability. Parking applies only where confirmed for that property; suitability for a work van must be checked separately.
6. Cancellation, amendments and early departure
The cancellation policy shown for the particular property, rate and channel before booking applies. To cancel a direct booking, email info@adliv.co.uk with your booking reference. For a platform booking, also use the platform’s cancellation process so its records and payments are updated.
Unless a different rate-specific policy was agreed before booking, the standard holiday-booking cancellation window is 14 days before arrival: cancellation at least 14 days before arrival carries no accommodation cancellation charge, subject to any fair booking fee or deposit clearly disclosed beforehand. Cancellation less than 14 days before arrival, or a no-show, can attract a charge of up to the accommodation price, subject to the fairness principles below.
Any cancellation charge must be fair and proportionate to the relevant loss. Where relevant, costs saved and income recovered from reletting the same dates are taken into account so the same loss is not recovered twice. We will explain the calculation if requested. A label such as non-refundable does not exclude mandatory legal rights.
Amendments and extensions need written agreement, availability and confirmation of any price difference. A request is not a confirmed change. Early departure and no-show consequences follow the agreed policy and these fairness principles; there is no blanket right to retain all payments regardless of the circumstances.
Date-specific holiday accommodation generally has no statutory 14-day cooling-off right under the Consumer Contracts Regulations. This does not remove rights under the agreed policy or remedies where accommodation is not supplied as required by law. Consider travel insurance for risks you want covered; insurance does not replace your rights against the provider.
7. If we change or cannot provide the stay
We will contact you promptly about a material problem. Any alternative property or material change requires your agreement. If the accommodation cannot be supplied, you may decline an alternative and receive repayment for the accommodation not provided; additional remedies depend on the circumstances and your legal rights.
Events outside reasonable control are assessed individually. They do not automatically allow us to keep your money, impose a voucher or exclude statutory remedies. An obvious pricing error will be discussed with you; a different price will not be imposed without agreement.
8. Arrival, departure and access
Unless the property information agreed for your booking says otherwise, check-in is from 3pm and check-out is by 11am. Follow the confirmed property-specific times and instructions. Tell us if arrival will be delayed so access can be arranged.
Early arrival, late departure and extensions need advance agreement. Any additional charge must be disclosed and agreed; it is not automatically another full night’s price.
Keep keys, fobs and access codes secure and do not share them outside the authorised group. Report lost keys or an access problem promptly. Any locksmith, replacement or callout charge must be disclosed where applicable and reflect reasonable costs for which you are legally responsible.
9. House rules, pets and safety
Use the property responsibly, respect neighbours, observe its quiet hours, keep exits clear and do not tamper with safety equipment. Parties, events and hen/stag gatherings are not permitted. Smoking and vaping are not permitted indoors. Follow any disclosed property or building rules.
Pets require a pet-permitted listing or advance written permission. Agree the number/type and any fee before booking. Follow the property’s pet rules, supervise animals and clean up after them. Assistance animals are considered separately under applicable equality law.
Follow safety instructions for stairs, balconies, roof terraces and other facilities; supervise children and people needing assistance. Do not use fireworks or sky lanterns. Barbecues require the property’s express permission and designated safe facilities.
Do not charge vehicles from domestic sockets or improvised extension leads. EV charging is permitted only through an expressly authorised dedicated charger. E-bike/e-scooter battery charging requires an authorised safe arrangement. These rules do not exclude our own legal safety responsibilities.
10. Deposits, damage and extra cleaning
Where a security deposit, card authorisation or damage-protection product applies, its amount, purpose, collection method and release/refund arrangements must be provided before booking. A refundable deposit is different from a non-refundable protection product; do not assume every property uses either.
Report existing defects, damage or breakages promptly. Leave the property reasonably clean and follow departure instructions. Normal wear and the normal cleaning included in the price are not damage charges.
Any claim for damage, missing items or exceptional cleaning must be evidenced and reasonably explained. Recovery must reflect loss for which the guest is legally responsible, allowing for age, wear and betterment, and must not duplicate an insurance or other recovery.
We will notify you of a proposed deduction and provide a way to question it. The applicable property/booking documents explain the release timetable; bank processing may take additional time. There is no universal deposit amount or automatic authority to charge any sum merely because these website terms exist.
11. Maintenance, privacy and property-specific monitoring
Report faults or safety concerns using the contact details for your stay so we can investigate and arrange an appropriate response. Where a material problem cannot be resolved, remedies are considered under the agreement and applicable law; minor defects and serious loss of use are not treated as identical.
Access during a stay will be arranged with reasonable notice and respect for your privacy, except where urgent entry is reasonably necessary for an emergency or safety issue.
Identity checks, screening, external cameras/doorbells, noise monitors and access logs vary by property. Read the particular listing and booking disclosures; an overarching term does not mean every property uses them or authorise undisclosed monitoring. Contact us before booking if anything is unclear. See our Privacy Policy for how personal information is handled.
12. Serious breaches
If a serious breach creates a safety risk, unlawful use or substantial disturbance, we may take reasonable, lawful and proportionate steps to stop it. Where appropriate and practicable, we will explain the problem and give an opportunity to put it right.
Any request to leave, cancellation or cost recovery must be lawful and proportionate. A breach does not automatically justify forfeiting every payment. Charges and refunds are assessed against the agreed arrangements, actual circumstances and applicable rights.
13. Complaints and legal responsibility
Please report a problem promptly so we have a reasonable opportunity to put it right. Formal complaints can be sent to info@adliv.co.uk or our registered office, with the booking reference, what happened and the outcome sought. We will investigate and explain our response and any applicable escalation route. A delay in complaining does not automatically remove statutory rights.
We must provide the accommodation and services with the care and standard required by law. Nothing here excludes liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation or anything that cannot lawfully be excluded. Mandatory consumer remedies continue to apply.
Guests are responsible for losses for which they are legally liable; these terms do not impose an unlimited indemnity for everything that happens at a property. Your belongings should be secured responsibly, without excluding any responsibility the law places on us.
14. Local information and third parties
Our Thanet guide provides suggestions and selected event highlights. Dates, opening times, menus, prices and availability can change; check the organiser or venue’s current information before travelling or purchasing tickets.
Purchases from independent venues or organisers are subject to that supplier’s disclosed terms. This does not exclude responsibility the law places on ADLIV for its own statements or services.
15. Governing law and version
These terms are governed by the law of England and Wales, subject to mandatory protections available to you. The courts of England and Wales have non-exclusive jurisdiction; consumers retain any other court rights available under applicable law.
The version and documents supplied when your booking is confirmed apply to that booking. Later website updates do not retrospectively alter an existing agreement. Any agreed amendment is recorded in writing.
